Architects, Designers & Planning:
The planning process system plays an integral role in helping protect our environment in both our towns and cities and in the countryside which many of us enjoy. In England and Wales, a 'plan-led system' describes what can be built and where it can be placed. The government sets out national planning policy, but the main responsibility rests with local planning authorities who can be found in your local Council offices. In London this will be your London Borough Council. In other areas this may be a County or Unitary Council. Each local authority has a responsibility to produce a Local Development Framework (LDF) which shows how planning applications will be managed in your area. Your local planning authority is responsible for deciding whether a development - from an extension on a house to a new office development will go ahead. Due to these complexities the planning and design of any project can seem a daunting task. Arranging to meet with architects and planning officials can be a confusing and highly technical process. The local Council who issue planning consent can be difficult to approach and often prefer to meet with professionals who fully understand the planning process.

This is not to be confused with planning, which is a separate issue. The primary role of Building Control is to ensure compliance with the building regulations, the Building Act 1984 and subsequent regulations. This function is carried out by a Building Control Body (BCB), either by the local authority building control service or a private sector Approved Inspector (AI). Certain types of building work can be self-certificated as compliant with building regulations by a member of a Competent Person Scheme without the need to notify a BCB.
The advice which we give to all our customers is to always discuss your proposals with the relevant BCB before starting any building work. If you commission a contract with Sraymax then we will address this issue for you. The Local authorities have a legal duty to implement and enforce building regulations within their own areas, once complete most sizable works will require to be checked and approval given, often referred to as "signing off" on your work.
